Volume and price point in opposite directions
Romance, thrillers and other genre fiction sell in the largest numbers, because readers finish one book and immediately want another. Practical non-fiction sells fewer copies at much higher prices, because it solves a problem the reader is already paying for. Which suits you depends on whether you want volume or margin.
Both are real businesses. They are just not the same business.
Why genre fiction moves in volume
Fiction readers are habitual. A reader who likes your book will read the next one, so the value sits in a series rather than a title.
That also means a single book rarely earns much. The maths only works once there are several.
Why practical non-fiction earns more per copy
A guide that helps somebody get hired, price their work or pass an exam is compared against the cost of not solving that problem.
The narrower the reader, the higher the price it supports. "For freelance translators chasing late invoices" outprices "a guide to business".
Pick the one you can prove
Write in the area where you have something a reader cannot get from a search engine: your own results, your own data, your own examples.
Demand matters less than being the obvious person to answer that particular question.
